I don’t spend too much time flooding the web with our testimonials but there are hundreds of testimonials on our website and as many of our partners as you wish to speak with that are taking listings and getting them sold using our service.   www.prospectingworks.com

This rebuttal is for people that are genuinely interested in having our firm set up listing appointments for them and looking for the FACTS.  I will keep this very simple and my team we will answer any questions that you may have.


QUICK FACTS:

·      In the last 6 years my team has set more than 30,000 listing appointments for great agents nationwide that are too busy to post their success stories online.
·      Our partners have closed millions of dollars in commissions using my prospecting service. 
·      We have the referral fee commission disbursements to prove it.
·      At any given time there are over 150 agents in the schedule and we have literally HUNDREDS of testimonials available for your review.  Far more testimonials that complaints.
·      One complaint per month for 6 years looks like a lot but it is only 5% of our clients.
·      Prospecting isn’t new nor is Fitzgerald Coaching, Inc.  A newer company may have fewer complaints.
·      Most lead generation services also have an “F” rating at the BBB. 
·      Anytime real estate agents have to convert opportunities there will be complaints.
·      The BBB only gives a good rating if the complaint was resolved to the customers “satisfaction.”  In other word, a refund. 
·      I refund partners if we simply can’t set up appointments in their market. 
·      I do not refund agents that don’t hold up their end of our partnership.

UN SKILLED AGENTS:  The truth is that some agents simply can’t take a listing.  Our average conversion ratio is 1 in 3 yet we have agents that don’t take any of the listings despite the fact that 80% of these sellers DO LIST with someone else.  THIS IS A PARTNERSHIP and finding a partner that can take a listing is important. 
·      They will use words like “poor quality” leads to justify themselves but when I go and research the sellers that we set up appointments with, 80% LISTED… WITH OTHER AGENTS.  It isn’t like they aren’t serious people.  Most are FSBO and EXPIRED sellers and we all know that the majority of them list.
·      They will say the seller was “overpriced yet another agent took the listing, got a price reduction and sold the home. 
·      One of the agents that complained carries more than 30 active listings.  I asked him,  “How many of the 30 need price reductions?”  He said, “all of them, my market is slow.”  I said,  “What makes you think that the sellers that we find for you are any different than the ones you find yourself?”  His market doesn’t change because we are doing the prospecting.  He didn’t want to hear it.  He posted his complaint online because I wouldn’t give him a refund.
·      They will say that they never herd back from the seller when they tried to confirm the appointment but yet the seller will call us and ask why they never herd from the agent.
·      They will disqualify a seller for the most basic objections.  For example an EXPIRED seller may have a few other interviews set up with agents.  Some see that as a reason not to compete.  SKILLED AGENTS see this as a great sign that the seller is HOT and ready to RE-LIST.


AGENTS THAT TOO BUSY OR TOO LAZY TO DO THE WORK:  This is by far more of a problem than UN SKILLED agents for us.  We ONLY ask an agent to do 2 things…  
·      FIRST… Send updated numbers on the 1st and 15th of each month.  Just as if you were prospecting for yourself… we have the most success calling the freshest people and sending fresh numbers also shows participation in the partnership and a readiness to go on appointments.
·      We ask that they scrub their list so that we are only calling people in areas where they want to take listings.  I see complaints that mention that we are setting appointments in areas that that they don’t work.  It doesn’t even cross their minds that we’ve told them over and over to scrub their list so WE don’t waste our time calling in those areas. 
·      Most of our partners use a service like Landvoice or RedX so it only takes a few minutes to send fresh numbers every few weeks.  If they don’t send their numbers we will put them on “hold” until they do send the list.
·      Again this is a PARTNERSHIP.
·      Despite constant reminders, they don’t send any numbers for a few months then BLAME us and say that WE didn’t deliver or say things like I was in the program for 6 months and only got 4 appointments. 
·      What the agent doesn’t say when they POST THE COMPLAINT ONLINE is that they only sent numbers in that first month and ignored every attempt to get new numbers after that. 

·      SECOND… we ask for agent feedback on the appointments.
·      When a partner takes a listing, we send referral agreements.  There have been many cases where an agent didn’t tell us they took a listing to avoid paying the referral fee so we get feedback after every 6 appointments.  If an agent will not give feedback on the status of the appointments, we put them on “hold” until they do.  Simple.
·      Some agents are just too busy and don’t care…  they have so many leads that they don’t even open the e-mails we send with their appointments let alone give us any feedback.  We’ve had more of a challenge with TOP PRODUCERS who purchase so many leads that our appointments just aren’t that important to them or their “team” isn’t as interested in these appointments as their “team leader” was.
·      There is a complaint where a “team leader” listed 3 of the first 5 appointments that we set for him.  Then didn’t take a listing in the next 40!  He started giving his “team” the appointments then asked for refund!  I researched his appointments and 29 of the 40 sellers listed with other agents.  I told him he and his team were the ones not doing their part and denied his refund.  He posted a complaint online as if it was our fault his team couldn’t take a listing.
·      Again, this is a PARTNERSHIP.


I appreciate that you took the time to read our side of the complaints story.  I will leave you with this… an agent just recently asked me,  “Who should I believe?  The agents that complained about the service or the agents that are giving the great testimonials?” 

My answer was very genuine.  I said, “Believe the agent that you most identify with.”

This is a critical question.   Are you comfortable working with FSBO & EXPIRED sellers?   We can set appointments for anyone in your office…  but as you know, not everyone in your office can take the listings and get them sold.  If you are comfortable working with sellers and motivated to take more listings, we need you more that you need us!

After nearly two decades as a real estate coach, I’ve learned that the best agents will make us look good.  I’m thankful for all of our great partners.
